- Purchase price or current value, and the loan amount if financed.
- For a refinance, whether a prior owner's policy exists.
No documents and no credit information are required to see figures.
What the estimate includes
- Owner's title insurance premium, calculated from the insured amount.
- Lender's policy premium, at the simultaneous-issue rate where applicable.
- Search, examination and settlement charges.
- Estimated recording fees and, on transfers, applicable transfer charges.
What can change it
- The jurisdiction: rates, required searches and transfer taxes are set locally.
- What the title search returns — liens, judgments or open permits to clear.
- Document count and page count at recording.
- Lender conditions, escrows and attorney fees, which are not included here.

About the estimate
How to read the numbers.
Is this estimate binding?
No. The estimator is a preliminary, good-faith calculation based on the information entered. It is not a commitment to insure or a final settlement statement. Final figures depend on the title search, underwriting review and the terms of the transaction.
What drives the title premium?
The premium is calculated from the insured liability amount using bracketed rates. For purchases, that is typically the purchase price for the owner's policy and the loan amount for the lender's policy, often at a simultaneous-issue rate.
Why are some line items marked to be confirmed?
Charges such as recording fees, municipal searches and transfer taxes depend on the jurisdiction and document count. We flag those items so you know what is estimated and what still needs verification.
