The closing-day checklist buyers actually need

Nearly every last-minute closing problem traces back to one of six items. Confirm these three days out.

72 hours before

  • Confirm the final figures and the exact wire amount in writing
  • Verify wire instructions by phone using a number you already had — never a number from an email
  • Confirm homeowners insurance is bound with the lender listed correctly
  • Confirm the walkthrough time and who holds keys
  • Confirm all payoff letters are valid through the closing date
  • Confirm identification for every person on title

What to bring

  • Government-issued photo identification for each signer
  • Certified funds if any portion is not being wired
  • Proof of insurance and any lender conditions you were asked to satisfy
  • Power of attorney originals, if pre-approved by the lender and underwriter

What to read before signing

Review the deed for the exact spelling of names and the form of ownership, the settlement statement against your estimate, and the title commitment's Schedule B exceptions. Ask about anything that changed since the estimate.

After the closing

Keep the recorded deed, the final settlement statement and the title policy together. You will need the policy for any future refinance discount.
